The practical completion building inspection is a really important report which happens at the handover stage of the building prior to the client signing off acceptance of the house from the builder.

Practical completion is a term used in building contracts to describe a point reached in the construction process of a building. This generally means the building has reached the point where all building work is complete, except for minor defects or omissions which do not prevent the home from being used for its intended purpose, and the house is reasonably fit for occupation.

The practical completion building inspection covers items within the scope of the builders work to visually check the builder has completed their work according to the relevant Australian Standards and good tradesmanlike practices.

It is important to have a thorough inspection at this stage to ensure the builder knows exactly what defects are present before handover so they can be attended to within the defects liability period.

If defective items are not documented before the owner takes possession, the builder may argue that the defect occurred due to the owner’s negligence, after the owner took possession of the building.
