Types of Visual House Inspections:

All of our house inspections are clear, concise and conform to the current Australian Standard AS 4349.1 Inspection of Buildings. Part 1: Pre-purchase inspections-Residential buildings.

Basic Building Assessment Report

The basic building assessment deals with visually checking to see if the structural components of a house are performing as they were designed to. This inspection involves visual assessment of accessible areas of the property to identify any significant defects to the major structural components of the property. The structural items that will be assessed include foundations, floors, sub-floor space, internal and external walls, the roof and ceiling frame, rusting of primary structural elements such as lintels and beams, retaining walls and structural damp issues.

Comprehensive Building Assessment Report

The comprehensive building assessment covers all the items listed in the basic report and also includes visual inspection of roof cover and flashings, gutters and downpipes, ceiling lining, windows, doors and frames, cabinets and cabinet tops, ceramic tiling, bathroom, WC and laundry, plastering, preliminary electric (lights/power points working) and preliminary plumbing (taps working, water hammer etc.) moisture testing, paving, fencing but is not limited to these.

Practical Completion Report

This report covers the inspection of the building prior to the client accepting handover from the builder. The practical completion inspection covers all items listed in the comprehensive building assessment but is for newly built homes being handed over from the builder to client.

Building Disputes

Legislation provides for a 6 year warranty period from the day after practical completion for faulty and unsatisfactory building work. Specific items of concern are checked and assessed for their current performance.

Special Purpose Report

Any specific item or items that may be of concern to the homeowner or client. Clients have had concerns about ceilings detaching or excessive cracking of cornice. We can assist.

Maintenance Report

This covers the general condition of a house and advises on any maintenance or ongoing maintenance that may be required.

Verbal Building Advice & Opinions

Not everyone needs a written report. Clients come to us often for opinions on the house they currently own or are buying. Perhaps they want to renovate and knock out a wall. Sometimes they want to know the items that fall under our Basic Inspection category but don't want the expense of the written report. In cases like these we offer a Verbal Inspection. We meet you at the inspection address and you can ask our registered and qualified builder any questions you have. Phone us for a competitive quote!

Reports

Reports are usually emailed on the same day as the inspection. We will also print and post if requested.
